From August 1, revised government rates for land and flat registration will come into effect in Ranchi and nearby areas. The District Registration Office has begun the process of updating property valuation rates, which will apply to all 53 municipal wards and 13 mouzas. According to the initial proposal, prices may increase by 8–10% on average, while in selected posh areas, the hike could go up to 12%.
Land and flat registrations can continue at the old rates until July 31. After that, new rates will be implemented once the updated valuation chart is approved by Ranchi DC-cum-Registrar Manjunath Bhajantri. The revised rates are part of the routine update of government-set property valuations, which are used to calculate stamp duty and registration charges during property transactions.
With the price revision, property buyers will also face increased transaction costs. Stamp duty will remain at 4% and court fee at 3%, making a total of 7% payable on the new government value of the property. For example, on a ₹20 lakh transaction, a buyer would need to pay ₹1.4 lakh additionally as legal fees.
Wards expected to see the most notable price increases include Wards 1, 2, 3, 6, 11, 13, 14, 16, 17, 18, 21, 22, and 23. These wards include both residential and commercial properties. The registration office has completed preliminary assessments and area-wise calculations for the rate revision and is finalising the proposal for administrative approval.
